In order to promote the property we believe that quality pictures are of utmost importance. We provide attractive photos, videos and floor plans. Depending on your wishes, the property type and location of the property, we can also provide drone footage.

DOCUMENTATION

It is very important to make sure that the formal documentation of a property is in place before it is put on the market.

This will ensure that the sales process will be smoother, more efficient and will improve the chances of success in finding a buyer. Furthermore it reduces the likelihood that a sale will ultimately be called off. Below are the documents needed to sell a property:

  • Escritura: This is the notarized title deed that confirms the ownership of the property and its description
  • Nota Simple: This is a document provided by the property registry confirming that the seller is the rightful owner of the property and stating whether or not there are any outstanding debts
  • Certificado de Eficiencia Energetica (CEE): This is a document that confirms the energy efficiency of the home and is mandatory when selling a home
  • Cedula de Habitabilidad (Certificate of habitability): This is an official document indicating that a property meets the requirements of the local government
  • Water and Energy: A copy of the latest bills for water and electricity
  • IBI: Proof of payment of the property tax - IBI (Impuesto sobre Bienes muebles)
  • NIE & passport: A copy of your Spanish identification number (NIE) and passport
